<p>&#13;Bank Owned Home is REO</p>
<p>&#13;An REO (Real Estate Owned) is a home that becomes the property of a lender after an unsuccessful foreclosure auction. The truth is that many foreclosure auctions don&#8217;t produce bids. Why not?</p>
<p>&#13;Well, if there was enough equity in the property to satisfy the loan, the owner could have probably sold the property and paid off the mortgage loan. That home becomes an REO &#8211; bank owned real estate.</p>
<p>&#13;It is a sad fact that most bank owned properties need at least some repair work done and sometimes the needed repairs are major. When an owner realizes that they are going to lose their home through a bank foreclosure they lose all incentive to maintain the property.</p>
<p>&#13;In fact, some people look on this situation as permission to trash the property.</p>
<p>&#13;A few bitter homeowners go even further and begin stripping the home of anything that has resale value. They pull out toilet and sinks. They sometimes remove water heaters and fencing. In a few cases you can find repo houses where doors and electrical fixtures are missing.</p>
<p>&#13;Foreclosure Stripping</p>
<p>&#13;All across the U.S. lenders have a surplus of bank owned real estate. There are far more REO homes for sale than qualified buyers. That means that thousands of bank owned homes are sitting vacant.      </p>
<p>&#13;<br />&#13;Lenders can&#8217;t keep a close eye on all this property, so landscaping grows out of control. An overgrown yard is an easy signal to foreclosure strippers.</p>
<p>&#13;They will enter the house at night and pull out anything that has not been removed by the former home owner. These vandals will tear out walls and ceilings in a search for copper wire and pipe to sell.</p>
<p>&#13;Teenagers find these vacant bank owned properties and turn them into party pads. They become police problems and city officials begin putting pressure on bank management to do something about the situation.</p>
<p>&#13;Now, put yourself in the bank&#8217;s position. Those homes are trouble and the lender wants to get rid of them as soon as possible.</p>
<p>&#13;Bank Repos at Your Price</p>
<p>&#13;For the investor that understands rehabbing, bank owned real estate can be the road to riches. It&#8217;s easy to convince a bank they should accept your low offer when you can show them photos of a trashed house.</p>
<p>&#13;The challenge for investors is contacting someone in the bank who can accept your offer. There are now so many foreclosures that every bank&#8217;s loss mitigation department is buried in work. Getting to the right person can be all but impossible.</p>
<p>&#13;Do it the easy way. Most banks don&#8217;t want to handle the sale of REO property themselves. They usually turn the listing of bank owned properties over to local real estate brokers. The homes will appear on the multiple listing service and reach more buyers.</p>
<p>&#13;One or two agents in the broker&#8217;s office will be handling those listing. Call brokers in your area and find the names of those agents. Let them know you are interested in trashed bank owned property. You will quickly become very popular.</p>
<p>&#13;Yes, there are other ways to find bank owned homes and townhouses. Check out Craigslist.org. You will find that the agents handling the sale of REOs sometimes run ads there.</p>
<p>&#13;Some banks turn the headaches of REO management over to national real estate marketing companies like Firstpreston .com. You can find REO home listings on their web site.</p>
<p>&#13;Many banks have web sites devoted to offering their bank owned homes for sale. For example, visit bankofamerica.reo.com/search/.</p>
<p>&#13;If you are willing to make offers on trashed property, banks are willing to make very interesting deals. Often those deals will include financing.</p>
<p>&#13;I think you will find that this is a great way to turn trash into cash!                </p>

<p>If you have ever thought about real estate flipping you are not alone. But instead of only looking into residential flipping, why not consider other options as well?</p>
<p>More particularly, flipping commercial real estate as a way to make money. Commercial real estate is property where people can do business. For example, office buildings or retail properties are considered commercial real estate.</p>
<p>This is how it works:</p>
<p>You will buy a piece of commercial real estate for a low price, and then fix it up. When you are done with all the repairs, the last thing that you have to do is sell the property. This is when you will realize how much money you are going to make. Sometimes you can make hundreds of thousands of dollars flipping commercial real estate, and other times you may not come out on top at all. In other words, there are not guarantees when flipping commercial real estate.</p>
<p>In addition to flipping commercial real estate when you sell it during the last step, you may also want to look into the option of renting the property out as well. Of course you will not get a lot of money up front if you do this, but in the long run you may make more than you ever thought possible.</p>
<p>The key to being a success when flipping commercial real estate is finding the right properties. After all, if you buy properties that cannot be fixed up and sold for a profit you are not doing yourself any good. When you first start out with flipping commercial real estate you may not know exactly what to buy; this is to be expected. But as you become more experienced with flipping commercial real estate you will know which properties are the best for your needs, as well as which ones you should stay away from.</p>
<p>Flipping commercial real estate is not quite as popular as dealing with residential properties. There are usually fewer commercial properties available than residential properties. But with that being said, if you keep an open mind flipping commercial real estate is more than possible.</p>

<p>Real estate has always been known as the safest of investments. </p>
<p>In fact, real estate investment completed after proper research into and evaluation of the property (to determine actual and future value), can lead to tremendous profit. This is one reason many people choose real estate investment as their full time job. </p>
<p>Discussions about real estate tend to focus on residential real estate; commercial real estate, except to seasoned investors, typically seems to take a back seat. However, commercial real estate is also a great option for investing in real estate. </p>
<p>Commercial real estate includes a large variety of property types. To a majority of people, commercial real estate is only office complexes or factories or industrial units. However, that is not all of commercial real estate. There is far more to commercial real estate. Strip malls, health care centers, retail units and warehouse are all good examples of commercial real estate as is vacant land. Even residential properties like apartments (or any property that consists of more than four residential units) are considered commercial real estate. In fact, such commercial real estate is very much in demand. </p>
<p>So, is commercial real estate really profitable? Absolutely, in fact if it were not profitable I would not be writing about commercial real estate at all!! However, with commercial real estate recognizing the opportunity is a bit more difficult when compared to residential real estate. But commercial real estate profits can be huge (in fact, much bigger than you might realize from a residential real estate transaction of the same size). </p>
<p>There are many reasons to delve into commercial real estate investment. For example you might purchase to resell after a certain appreciation level has occured or to generate a substantial income by leasing the property out to retailers or other business types or both. </p>
<p>In fact, commercial real estate development is treated as a preliminary indicator of the impending growth of the residential real estate market. Therefore, once you recognize the probability of significant commercial growth within a region (whatever the reason i.e. municipal tax concessions), you should begin to evaluate the potential for appreciation in commercial real estate prices and implement your investment strategy quickly. </p>
<p>Regarding commercial real estate investment strategies it is important that you identify and set investment goals (i.e. immediate income through rental vs later investment income through resale) and that you know what you can afford and how you will effect the purchase. </p>
<p>It would be wise to determine your goals then meet with your banker (or financier(s)) prior to viewing and selecting your commercial real estate. </p>
<p>Also remain open minded and understand that should the right (perfect) opportunity present itself, your investment strategy might need to be revisited and altered, sometimes considerably. For example: If you find that commercial real estate, (i.e. land) is available in big chunks which are too expensive for you to buy alone but represents tremendous opportunity, you could look at forming a small investor group (i.e. with friends or family) and buy it together (then split the profits later). Or in another case (i.e. when a retail boom is expected in a region), though your commercial real estate investment strategy was devised around purchasing vacant land, you might find it more profitable to buy a property such as a strip mall or small plaza that you can lease to retailers or a property that you can convert into a warehouse for the purpose of renting to small businesses. </p>
<p>So in a nutshell, commercial real estate presents a veritable plethora of investing opportunities, you just need to recognize them and go for it.</p>
