postheadericon Real Estate Agents – Getting More Sales from the Internet

Some estimates say that more than 60% of people looking to buy or sell real estate go to the internet first when they begin their search for real estate information. And as agents and brokers become more net-savvy, and more and more people get online, that number will only increase.

That means that the hottest sources of real estate prospects, leads, listings and sales is online. Which obviously means that if you are a Real Estate Agent, or if you provide a real estate service, you need an online presence.

** Establishing an online presence

Most people have no idea how to create an online presence. But the truth is, it is fairly straightforward, once you understand how the internet works.

It’s all about getting traffic to your website, and then having a website attractive enough to attract the attention, and get the responses of your website visitors.

** How do you get traffic?

There are two well established ways to get traffic to your website. Both of them involve the major search engines like Google, Yahoo and MSN.

The first method is to run advertisements that target the buyers or sellers you want to reach. There is no better way to advertise than by using paid search advertising — what is called “pay-per-click” advertising.

The second method is to promote your website so it comes up high in searches. Most people begin their search for real estate information by typing a search term into their favorite search engine. The list of possible sources that the search engine gives you is called “natural” or “free” results. You place high in these searches by impressing the search engines with the importance of your site. When you come up in the first few spots in “free” searches, you are virtually guaranteed to get “free” traffic — because people will click on your link and be taken to your site.

** Pay-Per-Click Advertising

Most real estate agents are used to traditional advertising methods such as running ads in real estate publications. And they think it is necessary to pay between $250-$750 for one insertion that may or may not bring them any responses. That is the major problem with traditional advertising — it is expensive, and it gives you no guarantee of response.

But pay-per-click advertising is different. On the one hand it can be targeted to reach the precise target segment you want to reach — for instance, people looking for real estate in your town or city.

On the other hand, you only pay for “clicks” when someone who is potentially interested in your service clicks on your ad and visits your website. This is the revolutionary advertising concept that has made Google the hottest and most dominant player on the web.

But pay-per-click advertising can also be expensive and difficult to manage. Fortunately there are ways of establishing an online presence without paying hundreds or even thousands of dollars a month.

** Search engine marketing – Search Engine Optimization

As mentioned earlier, the other way to generate online traffic is to promote your site so it comes up high in organic or free searches. This is called “search engine marketing” and involves two important components.

First, it involves creating a website that makes it very clear who your prospective visitors might be. This process is called “search engine optimization”. You “optimize” your site to include as many references as possible to the subject matter you want to focus on, and the target market you want to reach.

For instance, if you are trying to reach potential home buyers in Sarasota, Florida, then you must make it clear that your site is about “real estate in Sarasota.” You must build as much content into your site about Sarasota as you can.

Since most online business people do not know the “tricks of the trade” when it comes to search engine optimization (SEO), they hire an expert who does. Unfortunately there are no guarantees when it comes to search engine optimization. Even with sites that have been highly optimized there is no guarantee that the search engines will reward you with a high ranking. Nevertheless, it is an important exercise to go through, and is one of the foundations on which to build your search engine marketing.

** Search engine marketing – Linking

The other component of search engine marketing is to get lots of “inbound links” pointing to your site from other sites. An inbound link is a link on someone else’s site that makes a reference to yours.

Links give you two important sources of traffic. First, visitors to the sites where your links are found may actually click on those links and visit your site. This is especially the case if your links are on high traffic pages that are highly relevant to your service.

Second, inbound links impress the search engines. When the search engines find lots of links to your site in various places around the web, they interpret this as an indicator of the importance of your website. And that in turn results in the search engines rewarding you with higher rankings in free or organic searches.

Inevitably that results in traffic. And if your website is written to get results, traffic should convert to sales.

If all of this sounds a bit overwhelming, it is best not to simply throw up your hands in despair and concede all of those potential online customers to your net savvy colleagues. The fact is there are very inexpensive ways to cash in on all that online gold. You just have to keep looking until you find the right people to work with.

postheadericon Choosing a Real Estate Agent

You’ve lived in your house for 30 years and now it’s time to sell. Should you try to sell it on your own or do you get a realtor? Choosing a real estate agent will be one of the most important decisions you will make and it’s a decision that you should not rush into.

You should do your research before you sign on with any realtor. Selling your house is a major life altering decision. Too many house sellers call the first number they see on a lawn sign while driving around and use them. Others call the first number listed in the phone book. Just because a realtor is popular or begins with the letter “A” doesn’t mean they are right for you.

When choosing a realtor you may want to choose a company that has been in the business for many years. Chances are they would have past experience with selling a house similar to yours. This is the time to get references from people who have sold their homes recently. See if they had good experiences with a particular realtor and THEN do your homework to see if that particular realtor is right for you.

Another factor to consider is the level of education your Real Estate Agent has. In some states it is pretty easy to get a real estate license, in others like New Jersey, you must have approximately 60 hours of class time before you can site for your license exam. After you receive your license and choose a real estate agency to work from you still have to take refresher classes each year to keep your license in good order.

Ask for credentials; check to see if your realtor or real estate agent has won any awards or has any advanced real estate licenses. For example some real estate agents also are appraisers or mortgage brokers. This shows they are in business for the long haul.

Ultimately, go with your gut feelings. If a possible realtor tells you that they can sell your house for much more than the appraised value, don’t trust him. He is wasting your time and you won’t have a happy selling experience. Each sale is important to you and the realtor. If you feel like you are just another sale it’s time for a new realtor.

A realtor can be a huge help when selling your house… or they can be major obstacle and create problems. Chose carefully. You and your money will be spending a lot of time with this person.

postheadericon Choosing a Real Estate Agent Before You Choose Your House

As a home buyer you should put as much thought into choosing your real estate agent as choosing your home. It is so easy to get caught up in the excitement of buying a new home especially if you are not aware of how the game is played.
Resourceful consumers know that they should interview agents to see how they will perform for them and to switch agents if they are disappointed in an agents performance. How your needs will be met should be based on the variety of services the agent offers, the different skill levels and training he or she has, and the company policies of the firm they work for.
You may end up with someone who hasn’t had much experience, if you met the agent at an Open House or called the Listing Agent about a particular house. It is not uncommon for new agents or part-timers to conduct Open Houses and do ‘up-time’ answering the phones at the real estate offices, not that an experienced agent does not do these things from time to time, but it is not enough to just take up with the first agent you meet without first seeing if they are knowledgeable of the area, the laws, and your interest. If they are the listing agent, unless specifically disclosed otherwise, they represent the seller in any transaction for the sale of a home. It is that Agent’s fiduciary duty to protect the seller’s position at all times. No matter what they tell you their loyalty will lie with their selling clients. Listing Agents are, not focusing on buyers’ needs, you may end up with an agent who will do a better job selling your house when the time comes rather than serving your needs and wants now as a home buyer. A buyer’s agent is a better choice.
If you have found a particular house but want a different agent you may have to deal with something called ‘procuring cause’ which offers guidelines regarding who should get credit for the sale and consequently, payment. That is why we say an ounce of prevention is worth a pound of cure: Choose your real estate agent before you choose your house. It’s not good to see a home with one broker and then bring another broker to the same house for the second showing a month later. Such practices could end up in a long bitter process between agents, slowing down your closing process and perhaps even chancing the lost of your dream home to another buyer.
Treat your agent with the same respect you expect from them, tell them up front if you have worked with another agent in the area, what homes they have shown you and why you choose to seek out a different agent. A good buyer’s agent armed with your expectations will transcend into a great buying experience for you and your family and what a difference that will make in the enjoyment of your new mountain home!

postheadericon A Great Value of a Real Estate Agent

The Value of a Great Real Estate Agent

Real Estate Agents. Like any business there are some that know less than you do, but there are also many agents that are excellent in their trade and worth every dollar of their paid commission. Please do NOT look at what they are earning, but rather what valuable services they can provide for the Seller.

I can guarantee you that if you offer a low commission, it may not sell the property and or get any lookers… and you will REGRET it. Would you spend time on a project knowing that you were not getting paid, and or earn a much less commission than another Seller may offer? Not with a good agent!

A good Real Estate Agent knows what the properties are worth, and can also recommend what repairs and or improvements that may be needed to get it sold. Do your homework. Do NOT engage a Real Estate Agent that will work for a low listing fee, or talk you into a very high listing price.

They work part time, or that are someone’s friend or relation that you cannot openly voice your opinion. You will regret it later if not sooner! If it is a short sale, no problem, the lender(s) will pay a fair commission, usually 6%, and many good Agents have experience in representing Seller(s) in these negotiations. You do NOT have unlimited time to sell the property and it must be done quickly and professionally. Hire the best, pay a high commission and have NO regrets!

postheadericon The Best Real Estate Agents Work For You

Fast-talking salespeople might seem impressive at first glance, but they’re not always the best choice. When it comes to hiring a real estate agent, the smart shopper looks for one that’s honest, outgoing and comes with good reviews from past customers. Integrity should also be a high priority, as should an ability to communicate well.

Having a good rapport with the person you’re looking to hire to either buy or sell a home is vital. This agent must be a good listener for the transaction to go smoothly. But, remember, you must be a good listener, too.

Successfully buying or selling a home is a pursuit of communication. On your part, it’s very important whether you’re buying or selling that you feel comfortable enough with the agent to share your hopes, desires and what you’d be willing to settle for. On the listening end, you must get clear, and honest, feedback from the agent about what is feasible. If your expectations are reasonable and your agent’s don’t sound that way, there’s a disconnect somewhere.

If you’re selling a home, your agent must understand what you need and want to get out of a home. These can be two very different numbers, but in some markets the “want” can be very possible. You must also feel comfortable enough to clearly explain any flaws with the home and what, if anything, you can do prior to the sale to remedy one.

When dealing with an honest agent, you should receive good feedback about your expectations. This can include advice on what can be done to attain the desired price, what you can expect during the sales process and a clear and easy to understand explanation of any contracts. If you don’t get these things, be a little wary. Also, if your real estate agent promises you the sun and the stars, ask questions. The person might be promising you the world to get you to sign a contract. A reputable agent will not do this.

On the buying end, your budget, desires for the home and the area you’d like to live in must be made very clear. If you want a three bedroom and the agent keeps showing you two bedroom places, there’s a problem in communication. The lack of understanding is not only a waste of your time; it’s a waste of the agent’s. Be certain to list out minimum requirements about what you’d like to buy; otherwise, you’ll both be spinning your wheels.

Buying or selling a house can be a great experience if a good real estate agent is involved. This person will act as a liaison between you and others in the business dealing and should help take some of the burdens off you. If he or she doesn’t, you haven’t found a good agent.

When looking for the right agent, check out different offices and go with a person you feel comfortable talking with, one who is state licensed and has a good track record with past clients. It’s more than okay to interview a few. If communication and trust are present, along with the right credentials, you’ve found a keeper.

Remember, buying or selling a home is a complex process. Make sure the real estate agent you hire is out to serve you during the deal.

postheadericon Conquering Initial Fear As A Real Estate Agent

The success of a real estate agent working online and offline depends largely on the dedication and motivation he has towards the steps he take on real estate marketing. Each task that he faces must be overcome and unfortunately, there is no better way to go around it.
A real estate agent usually begins small and most have probably started without anything at all. They could be entirely passionate about working in the real estate field but what they know about it could be limited. Some may also have the tools to do the marketing tasks for real estate but it could also become a difficult marketing move if proper use of this is not put to work.
Real estate marketing is a difficult task for any person. Don’t think that you are the only who are going through mishaps at the moment. There could be a lot of questions a real estate agent might ask even after having worked on a marketing aspect for some time now but the main idea is just to allow everything to flow as how things happen and to have a direction towards where you are headed.
Asking yourself whether you are in the right position to create a marketing step for your real estate is a good way to start. But you also need to ask the right questions. Giving a negative impression to what you have decided to do doesn’t help. Saying that you don’t know much about real estate marketing is just natural, everybody starts from scratch and as for you, be realistic so you can move on from this phase. Acquire as much knowledge as you can about the subject and if you think you really don’t have enough ammo for your real estate market, research as much as you can and add more knowledge as you go along.
As for sending your message across to your real estate market and list of real estate leads, if you are worried of being not knowledgeable enough of the twists and turns of real estate, don’t worry. You surely know how to deal with your audience with profession and ethics, right? Just bring out there what you know and combine it with professionalism and you will be surely liked.
It is important for you to trust what you think you could do best in working for this industry because if you don’t take courage and step further, you will never get anywhere. Think about the goals you have planned.

Because I have been in many difficult times in my career life as a real estate agent so I hope my know ledge will be useful for you more or less.

Firstly, and this is probably the most important thing. Good preparation is a key element of success. Prepare some interesting presentation to business firm in your area. Try to find the way to be known n the community at possible minimum cost. postheadericon Should You Become A Real Estate Agent?

If you like money you might want to become a real estate agent. If you like working for yourself and want to make a break from a corporate life then sure, it might be an option. Let’s take a look at what being a real estate agent really means.
I’m going to assume since you are reading this that you really want to make it, you’d like to be able to afford the good things in life or you have some other benevolent goal in mind. In real estate sales you can make it. It’s possible to realize the sky as your true limit. However, you probably should not do it. You should probably pack up that pipe dream and put it back on the shelf. Here’s the one reason why: discipline.
In this business if you don’t have discipline you’re not going to make it. Being an agent is not about creating wealth through a hobby. If you really want to succeed you have to approach every aspect of it as a business.
Even though it may not be a brick and mortar store front you can see and touch with your hands it has a product and service you have to sell just like a retail store sells goods. Our phrase for getting people into a store to browse is called lead generation. Our inventory is houses that are being sold or about to be. Our service is helping them buy or sell their home.
If we don’t lead generate to get people in the store then the customers won’t use our service to buy or sell a home, we’ll close up shop. If we don’t manage our finances properly then we won’t be able to advertise and get people in the store or service them if they come. If people come in but we can’t service them properly then we’ve wasted our money and bad reputation spreads faster than good. Every one of these areas requires discipline: lead generation, service and managing our finances.
Everyone loves a large pay day but without these foundational disciplines at work they will be few and far between and we’ll more than likely burn our selves out. If these disciplines are at work then we will more than likely be successful and living the life we day dream about.
Lead generation
Lead generation is the lifeblood of any real estate venture. Simply put, a lead is someone who may want to buy or sell a home. It sounds pretty simple, doesn’t it? Though the real question follows: How do I find people who want to buy or sell a home? It’s actually not a direct approach.
Some agents look at it like they have to meet people and that’s when they’ll either be a lead or not. The real treasure comes when we collect the names, addresses and phone numbers of everyone we know and we stay in constant contact with that person. Keller Williams publishes a statistic that for every 12 people we’ve met and effectively market ourselves to we should be able to generate 2 sales. As an agent we must be disciplined to meet people and market to the ones we know. This is how we generate leads and if we have our skills honed we’ll produce a constant income.
Servicing Our Clients
Do you know what to do to sell someone’s home? If you had a buyer do you know how to consult with them to figure out their needs and the best type of home to show them? As a professional agent we should be able to answer these questions and do them well. We must be disciplined in our studying and learning to develop our skills.
Finances
We must run our business based on a budget. We must be disciplined with money management and with our expenses. If we do not then how can we sustain the growth of our business? It’s imperative we watch every dollar closely especially with marketing and service expenses. As agents we watch our numbers closely. If we don’t then we’re only mediocre and who wants to settle for that? This is a very important key to any successful business.
The broker/company you sign on with as an agent should provide ample training on building your own business and it shouldn’t cost you a lot to get started. When shopping brokers make certain they provide training on how to start and grow your business.
Selling real estate can be a rewarding career. It’s worth the dedication and hard work required to achieve great success. Some agents net over a million dollars a year. Most agents sell a few houses a year and treat it as a hobby. Which one will you be?

postheadericon Internet Knowledge Is A Must For Real Estate Agents

Although I am not directly connected with real estate selling, I was able to work with several real estate agents in the company where I’m currently working.

At age 50, I was lucky enough to be able to work as an SEO Specialist in a Property Management company here in Fort Bonifacio Global City, Philippines. The company manages several commercial centers and Hotels in Metro Manila, Cebu City and Davao City. They are also engaged in Leasing and Brokerage, selling prime real estate properties, house and lot and condominiums around the Metro and other parts of the Country.

When I was hired as an SEO Specialist, I was expecting to be assigned in their main office in Global City, but instead I was assigned in one of their project in Quezon City, the Cherry Orchard Suites Condominium. I found out later on that the reason why I was assigned there is because, aside from my main job, I will also serve as a technical support for the real estate agents of the said project.

I was really surprised that most of the agents of that project are not too familiar with the Internet yet. Some of them do not even know how to send emails to their client. When a client asks for pictures of the model units, I’m the one doing it since they don’t even know how to attach files or pictures in their emails.

I really realized the importance of Internet to real estate agents. I was able to witness how the Internet helped the agents facilitate some of their task, sell more and earn more. I even remember this one lady agent who doesn’t know how to create an email account since I’m the one who create one for her, but later on became one of the top sellers.

With those experiences, I realized that Internet knowledge is really a must for real estate agents who wants to sell and earn more.

postheadericon How to Find a Good Real Estate Agent in Bend Oregon

Choosing a good real estate agent in Bend Oregon can be a sticky proposition. There are currently a little over two thousand members of the Central Oregon Multiple Listing service. Out of these two thousand members there are approximately 1,500 active real estate agents. The rest are part time agents, real estate appraisers, lenders or others associated with the real estate business.

Oregon law recently changed however and agents are now called Brokers and Principle Brokers. Brokers are men and women who sell real estate for a Principle Broker who is responsible for their activities. The Principle Broker can also sell and list properties. For the purposes of this article we will call Brokers and Principal Brokers who actively sell and list homes “Agents.”

When searching for an agent to assist you in buying or selling a home it is a good idea to choose one that is a Certified Residential Specialist (CRS). There are over one million Realtors in business today. So if you want to find that one-in-a-million Realtor start with the over 37,000 that hold the Certified Residential Specialist Designation. CRS is the symbol of excellence in residential real estate.

You should also make sure your agent is a Realtor. Not all agents are Realtors. A Realtor is pledged to adhere to a strict code of ethics. Whether you are buying or selling a home, you can count on your Realtor to be honest with all parties in the transaction, not just you, as his or here client, but also with the other real estate practitioner and his or her clients.

For example, if Realtors represent a buyer with a spotty credit history, they can’t be dishonest with seller about this fact. At the same time, Realtors can help their buyer clients collect and assemble information, such as credit reports and audited tax returns, to demonstrate that the buyer has addressed the problem and improved their situation.

He or she will put your interests ahead of his or her interest at all times. He understand the needs of his or her client, thoroughly researches available inventory and shares all relevant information with the buyer so that he or she can make an informed decision. This service is provided regardless of the compensation available.

She or He will disclose all pertinent facts regarding the property and the transaction to both buyer and seller. If a Realtor believes information provided by a seller is questionable, the Realtor is obligated to investigate. Realtors should recommend that buyers consult their own experts, such as home inspectors, to address concerns.

For example, if a home seller asks his or her Realtor to conceal the fact that the roof leaks, the Realtor cannot comply. If the seller insists, the Realtor should end the business relationship with that seller.

He or she will be truthful in all communications with the public. When Realtors distribute newsletters, create Web sites, or place advertisements, they must be careful not to represent other real estate professionals’ work product as their own. If recently sold or listed properties in the community are publicized, it must be clear whether the Realtor was actually involved in the transaction or whether that data came from the local multiple listing service or other source. This ensures that the public understands the Realtor’s experience and they can make an informed decision when choosing real estate representation.

All Certified Residential Specialists are Realtors. So if you are looking for an agent in Bend Oregon or any place in the United States for that matter, you can search the internet with any browser for Certified Residential Specialist. Go to “Find a CRS” and fill in the city and state where you want to buy a home and need an agent.

You will then have a list with pictures, phone numbers and e-mail addresses of some of the best agents available. At this point it is good to contact the agent and ask him or here how long he or she has lived in the area you are going to be buying a home. You will be better served if you choose someone that has lived in the area for more than twenty years.

There are many factors to consider when choosing the agent you want to work with. Take your time and be sure the broker you choose is some you like and trust.

It is a buyer’s market in Bend Oregon today. It is a good time to buy a home. If you follow the steps outlined in this article you should find an ethical, experienced profession to help you find you new home and negotiate a good price.

postheadericon Some Advice For New Real Estate Agents

Many new real estate agents think that once theyve obtained their real estate license that the road to success will be easily obtained and quickly traveled. These agents experience a rude awakening when they realize the amount of time and effort that must be put into their work to experience even the smallest amount of success. Its rare that a new real estate agent can achieve a significant amount of success by working part time. This is does not meant that success is impossible. Rather, that it will not be gained so easily.
Expect to make a financial investment that will not be returned in a short amount of time. You will spend money when you first begin your career as a real estate agent. Some fees that a new real estate agent must pay include the business license, local Multiple Listing Service fees, Board of Realtor fees, training or certification required by your brokerage company, as well as expenses for doing business.
It is a good idea to have a healthy savings built up because it could take a few months for you to receive your first pay check. As a real estate agent, you are paid commission based on the houses you sell. The transaction must close before you are paid for the transaction, so dont expect to receive your commission immediately. It typically takes between thirty and sixty days for the transaction to close.
You will likely work long hours when you first start out as a real estate agent. In most cases, you will be allowed to make your own hours, but keep in mind that you might have to work around your clients schedule in some cases. By no means should your clients control your time. However, be prepared to make a showing in the evening or on the weekend in the case that a client does not have any other available time. This might not be your ideal situation, but it is often necessary.
Know that you are expected to be more than just a salesperson. Often, real estate agents forgo customer service for the sake of making a commission. Your clients want to be treated as more than dollar signs. Putting more into each deal gives clients a reason to refer you to their family and friends. At times, your referral network will prove to your best marketing tool. Do the work it takes to find the perfect property for your clients. Understand that there may be times in the process that your client needs emotional counseling. These are the aspects of a real estate agent that make clients want to tell their friends about you.
Discouragement can come easily during your first months as a real estate agent. It might seem like everyone around you is closing deals while you struggle to find clients. When you start to feel this way, remind yourself that you are just starting out and these people have had years of practice. Until you build your referral network and other marketing strategies, finding your clients will be entirely up to you. You will have to resort the manual method of overturning every stone to find clients. With some practice you will refine the way you find new clients and the new guy in the firm will look to you for advice on finding clients.

postheadericon Should I Choose a Real Estate Agent or a Realtor?

Whether you are buying or selling a property, many people employ the services of a real estate professional. This person’s duty is to offer help, professional expertise and generally make the real estate experience easier for you by guiding you through the process.

What Is The Difference Between An “Agent” and a “Realtor?”

The words ‘real estate agent’ and ‘realtor’ are used interchangeably but there is actually a difference between the two. A real estate agent is salesperson licensed by the state, and given legal permission to represent consumers in the sale of, or purchase of homes on the open real estate market.

A Realtor is a real estate professional who is an active member of the National Association of Realtors (NAR) – a key supporting real estate organization. The NAR offers ongoing education, legal information, contractual updates, information on governmental regulations affecting the real estate industry, etc. Realtors might consist of appraisers, property managers, loan officers, and brokers. Therefore, not all Realtors are real estate agents.

Is One Better Than The Other?

Some Realtors have lots of success in helping consumers, while some Agents struggle to satisfy their clients. At the same time, many Agents can be extremely efficient, while some Realtors can find themselves unsuccessful. Association with any national organization can’t guarantee anything. Some people prefer Realtors because they have a preference due to the national accreditation of NAR. Also, all Realtors must comply with the standard set by NAR, which in part gives the client some additional assurance of ethical conduct.

What Are The Qualities Of A Great Real Estate Professional?

It’s important that you select a qualified agent that you feel comfortable working with. Choose a person who has worked with someone you know, or a person who has a positive reputation within the community. A high quality real estate professional will make your transaction as smooth as possible and be forthcoming and honest about the details. That person will ask you questions, listen to your answers and recognize what you’d like to accomplish. Then will guide you towards obtaining your goal in a strategic, organized and successful way.

postheadericon How A Real Estate Agent Can Help First Time Movers

Moving is essentially a process of change, whether it is from the perspective of a buyer or from that of a seller.
If you help first time movers, this will help you create a good working relationship with your customers. Apart from the satisfaction of helping them, you may receive more business from referrals and your first time movers will probably want to use your services again.
As a real estate agent, it is part of your responsibility to help your client deal with this change. First time buyers and sellers sometimes have the hardest time dealing with the effects that come along with moving.
Since you, as a real estate agent, have been a part of this process several times, you can help your client deal with the emotions that come with the territory.
Fear is perhaps the biggest emotion that your clients will experience regardless of whether you are a buyer’s or seller’s real estate agent. You might notice your sellers using the phrase “thinking about selling” as a way to ease themselves into the idea of selling their home.
They also use this phrase as a way out in case they change their minds. As a real estate agent, you can help ease some of these fears by talking your client through the pros and cons of selling their home. Enable them to see all that they will gain by selling their home rather than what they are losing.
When your clients feel powerless, help him or her verbalize their ideal real estate solution. You might write this down for future reference, or simply remember it. As the two of you move through the process, call this vision to your client’s attention when he or she seems to be going astray.
Home buyers and sellers sometimes manifest their feelings about moving in reluctance to end their current living situation. Buyers might hesitate to turn in their move out notices. Sellers put off finding a new place to live.
Understand that, from your client’s point of view, terminating their current living situation makes the change process even more real to them. Respect that your clients will have these feelings, but be there to coach them through as their real estate agent.
Buyer’s remorse is another situation that you might encounter as a real estate agent. This is a normal process that many buyers go through, especially if they have just purchased their first home. Keep in mind that your role as a real estate agent is not over once the deal has been closed.
You should keep in contact with your client even after he has moved into his new home to help with the adjusting process. The best way to combat buyer’s remorse is to let your client’s know upfront that they may experience these feelings. That way when the feelings come the buyers will be more prepared for them.
Your role as a real estate agent extends beyond simply finding houses for buyers and finding buyers for sellers. To create the kind of long lasting relationships that lead to future business, you must assist your clients through the change process associated with their real estate needs.

postheadericon Real Estate Agents Differ

If you are thinking of buying a new home, you must be aware of the difference between seller agent, buyer agent and dual real estate agents. Using the wrong kind of agent could affect the financial wording of the deal and have material legal implications. Read on to arm yourself with an understanding of the difference and how to use it to your advantage when buying a home.

Real estate law has evolved to require that an agent list who they are representing. This is normally done in you first meeting with the agent through a formal disclosure document that you must sign that identifies whether the agent is representing the buyer or seller. A seller’s agents represent the seller. Most real estate agents believe it or not are seller’s agents. They may be friendly to you as a potential buyer, escort you around town to show you multiple homes and help you prepare an offer on a home. However, the agent is working for the seller and looking out for the interests of the seller. And vice versa, buyer’s real estate agent actually works for the buyer and have a fiduciary responsibility to look out for the interests of the buyer. There are also dual agents, but we’ll come back to that in a moment.

More often than not, this has nothing to do with who actually pays the agent. Why is this important? If you are the buyer, you should seek a good buyer agent because of the financial, legal and ethical implications. A seller’s agent has a fiduciary responsibility to the seller not to you as the buyer. This means during the negotiations a seller’s agent will be working for the seller. Here’s a real life case in point to help clarify. Suppose an agent discovers that the seller must relocate for a new job, has become highly motivated and is now willing to accept $25,000 under the listed price. If the agent is a buyer’s agent he/she will be obligated and very likely excited to tell you this message. However, if the agent is the seller’s agent working for the seller – he/she does not have to convey this message to you and may not give away the data initially in an effort to get the higher offer from you.

Now, back to dual agents. Periodically your will find an agent that says they are operating in a dual role; meaning they are functioning as a buyer and seller agent. Be careful in this situation. As a buyer you may want to stay clear of a dual agent. Realistically, the dual agent is unable to fully negotiate the buyer’s interests without adversely affecting the seller and visa versa. There are some outstanding agents that can operate effectively in the dual role. However, as a buyer, you should understand the potential conflict. If you want the lowest price on a home, seek a outstanding buyer’s agent whose loyalties are aligned exclusively with you. You may be wondering who ultimately pays for a buyer’s agent. Normally the selling agent lists the property in the MLS (“multiple listing service”) and shares the commission with the agent who brings the buyer. Generally, the seller’s agent and the buyer’s agent split the real estate commission with fifty percent going to each agent. This means that although the buyer’s agent is working for you, the seller is funding the commissions to the buyer’s agent. At various times you may find a listing where the selling agent does not agree to share the commission with the agent who brings the buyer and in that case you would have to settle on who will pay for the buyer’s agent. Recognizing the financial, legal and ethical implications of buyer, seller and dual agents is important to you as a home purchaser. Prior to engaging in any real estate transaction as the home buyer, find yourself a good buyer’s agent with at least 10 years of experience in your market. They will have a fiduciary responisibility to act in your best interest and have the experience to help you negotiate the lowest price for the home.

postheadericon Real Estate Agents – Choosing the Right One

If you are in the market to sell your home, it is important to choose a real estate agent who will do his or her best job and provide the most excellent services to you. After all, you are looking for quality, honesty, timeliness, and dedication. So how do you go weeding out the good real estate agents from the bad real estate agents? There are a few ways that you can do this.

To start with, you will want to know how long the real estate agent has been in practice, and if their licensure is kept up to date. Several years of practice under their belt has given them a world of experience to make a good sale. Also, check what hours they work. If they don’t work nights or weekends, then this schedule will fail to accommodate most working people in the mindset to buy. A part-time realtor may not have the time to adequately market your property.

In the line of work experience, find out how many properties they have sold in the last year, and the average sale price of them. Ask them what percent of their listings have sold, and if they can provide you with references from homeowners, whose houses have sold, and those who haven’t. It is important to find an agent who is willing to disclose facts. If they are a good agent, they won’t have anything to hide. Find out how many current listings they have. The fewer the better for you, since an overloaded real estate agent won’t have the time to devote to your sale. If they have a full load already, this is the time to say goodbye.

Since advertising is key to selling your house, find out if they will commit to a certain amount of money spent each month to this area. An unadvertised house will be too unnoticeable to sell. Request a thirty or sixty-day contract agreement time. This will provide the realtor time to sell, but gives you an opportunity to move on if you are unhappy with them. If they refuse, by all means question why. You really don’t want to be locked into an agreement for years, only to find out the real estate agent is not a good one. Also find out if the property will be on the Multi Listing Service, and what their policies on open houses are. These are all key items in getting your house in the viewing area of potential buyers.

Question the real estate agent as to how long the property will take to sell at suggested price. Your house may be worth the amount advertised, but quite possibly the area will not get you that price. You need honesty in this matter. Most importantly, do not overprice your house. You may not get any potential buyers attention with this maneuver.

The real estate agent will be your home’s best opportunity to be sold. It is important to ask questions, and pay attention to detail, when making this selection. You need someone who is able to provide care, time and effort in selling your house. Remember, you are entrusting this individual to handle probably one of the biggest financial transactions of your life. Making the right choice could be the difference between that “SOLD” sign going up or not.

postheadericon Choosing and Using your Real Estate Agent

Statistics tell us that as many as 80% of all home buyers will start their search for a new home by browsing the Internet. The Internet is often used for browsing new properties, especially when there is distance involved.

While looking at the Internet gives a general feel for areas and prices, for obvious reasons, at some point you will need to involve a real estate agent. Local real estate agents know their areas and know about pending building plans, schools etc. Often on the Internet you can only see the actual property for sale.

Familiarity with the Internet is one of the key requirements to being a skillful real estate agent in today’s market. This skill not only speeds up the property finding, it also means that the computer can do the compilations for you, and you can get the perfect home without getting out of your chair!

One of the questions to ask a real estate agent is how familiar are they on the Internet? Make sure they can contact you by email and that they can turn up the MLS listings for you to look at. Sit with your real estate agent and get the virtual tour on a couple of homes. If you are not so familiar with the Internet yourself, you will soon realize how much time and legwork it can save you.

Often, real estate agents will actually state in their profiles that they are Internet proficient. This could mean that they may know more about market trends and economic indicators in the business world as well as having all the realty facts at their fingertips.

Many real estate agents take time out to attend special courses that upgrade their skills. These courses can cover anything from financial expertise to selling homes to seniors. When selecting a real estate agent ask if he has been on any extra curricula courses.

Check on the number of sales that the office has recorded in the last month or two and ask how many are his. Does he mind if you check on a couple of the ‘sold’ house owners and see how his references check out?

Can you judge his negotiating skills? Does he listen to what you actually ask? Ideally, you want to feel really comfortable with the fact that the real estate agent seems a person that will understand your choices and wishes.

If you want to save time, money and frustration, take the time to find a real estate agent that knows exactly what you want and who knows exactly where to find it on the Internet.

postheadericon The Real Estate Agent: Whose Side Are They On?

Yes, I said it, is the real estate agent really on your side? We (my wife Julie and I) have worked with some outstanding agents, some good agents, some mediocre agents, and some agents that should NOT be agents. Like any industry or profession, there are people who are good at their job, and people who are not. Nobody is going to debate that with us, but what we will debate is whether you actually need a realtor when you’re buying a property. It may seem like they only have their commission on their mind and not your best interests. And if you do need one, how do you actually get a good one?
Like a bathroom renovation, your taxes, your wedding and so many other things, you have the option to do the work yourself or pay someone else to do it for you. Doing it yourself is always more time and work, it can be a bigger hassle than you expected because of your lack of expertise and it can end up costing you more than you think it will. But, it can also ensure you know exactly what was done, get exactly what you want, and it can be a source of much self satisfaction when it’s done.
At least half of the properties we bought were done so without the aid of a Buyers Agent. I did the research online using MLS or Realtylink or CLS, tabulated details in a spreadsheet over a period of time to help me spot opportunities and then, when I find what I think may be a good buy, I contact the listing agent for more information.
I’m not advocating you head out there and buy properties without a Buyers Agent, I’ve just found that when I venture into a geographic location where I haven’t got an existing relationship with an agent, I do better research on properties because I know exactly what I want. Without that pre-existing relationship, when I’ve told a realtor what I want they either don’t provide me with enough details on properties for evaluation or they’ll put me on their automated e-mailing list and send me every 3 bdrm, 2 bth house in X area for X dollars or they’ll limit the search too much to find the ones I want.
But, if the agent doesn’t know you and doesn’t have all of the details, it’s difficult for a Buyers Agent to find the perfect property for you. And if they don’t know you, many of them won’t go through the effort and time to go through each and every property on a detailed basis to find the right property for you (because that is a lot of work for an agent to do for a potential client that could just be “kicking tires”). But before the real estate agents on our subscriber list get angry, let me note that some of our purchases have come with your help! In those cases, they were almost always agents we’d worked with before, that knew what we were looking for and knew we were serious shoppers. For the most part, I have found most of our properties completely on my own and have done very well (cashflow and appreciation) without help from an agent in the property selection phase of the process.
But, before you fire your agent, let me say that not everyone is up for the market research detail that I do (just ask my wife – sometimes she bans me from using MLS because I get so out of control), and we still prefer to use a Buyers Agent when we buy. Having an agent represent you is not just about finding a property. Remember all the other things an agent does for you:
* Provides you comparable sale information for properties in your area of interest;
* Books and takes you to appointments for viewing properties of interest and fields all calls from Sellers Agents;
* Handles all of the negotiation on your behalf when you put in an offer to purchase;
* Handles the paper work mess that follows the acceptance of a purchase offer;
* After the purchase the agent will usually keep in touch and provide you with updated market information for your area to help you identify new opportunities in the area and keep tabs on your property value.
* And having your own Buyers Agent removes the bias or collusion that could exist if only a Dual Agency Agreement is in place.
You don’t want to grab just any agent though. No matter what, they still are on commission and only earn their commission when you buy a property. So, it’s in their best interest for you to buy that house, whether it’s really the best one for you or not.
Get a Great Realtor Working For You
It’s IMPERATIVE that you work with an agent that has helped in the purchase of many investment properties, and even better, owns several properties him/herself! (Although Julie argues with me on this point – she says “If they invest in real estate themselves how do you know they are going to bring you the good deals they find? Why wouldn’t they buy them for themselves?” – so the only thing she and I agree on here is that the agent MUST have experience working with investors).
As a residential mortgage broker I used to seek out agents that said on their website that they specialized in helping real estate investors. That was one of my specialties too so I thought we’d have a lot in common! Well – I can’t tell you how many realtors I met that said their “specialty” was Investment properties yet they a) have never owned one, and b) don’t even know what a GRM (Gross Rent Multiplier) or CAP rate is! So, if you do intend to start looking to purchase, go out and research your prospective real estate agent first and then ASK QUESTIONS:
* How much experience do you have working with investment properties?
* How many investment properties do you currently own?
* Can you provide some referrals from investment property purchasers you have worked with?
* How will you find good investment properties for me to evaluate?
* Besides sending me automatic emails that show general listings that may fit my desired property criteria, what else do you do to find that “perfect” match?
* What criteria would you use to pick an investment property for yourself?
Of course, you’ll need to have a good sense of what you actually want before you contact the realtor. Your agent will only be as good as the information you provide him or her. If you tell your agent that you want a property that makes money each month that doesn’t give them much to work with. Narrow down your area before you call them. And, as always, know your objectives! Do you intend to manage the property yourself? Do you care if it is a single family home or multi-family? How much money do you have to put in as a down payment? Are you willing to do renovations to improve the property? And, a good realtor should ask you these questions to help narrow down what you’re looking for. If a prospective realtor doesn’t ask you any questions, you might want to keep looking.
