What do you know about Feng Shui? If you’re like most people, you probably are not even sure if I spelled it right just now. Maybe you picture an old man doing the world’s slowest kung fu at dawn (that’s Tai Chi, totally different.) Feng shui is a sorta guidebook about the placement and architecture of a house to allow good flow of energy. And it’s not just placement of the bed and couch. The placement of the actual house and landscaping will affect the ch’i (energy) of the house in a big way. Let’s start with a few tips to bear in mind when looking examining the location for your dream home.

1. First and most important, research the history of a property. Find out what happened with the previous tenants, and the ones before them. And even the ones before them. Ask neighbors, or selling agent. If all the previous inhabitants have had money problems, family problems, etc., chances are there’s bad feng shui going on. Best to move on and look for another house.

2. Pay attention to the road placement. The road in front of your house should not be pointing directly into your home. If a house is sitting at a dead end, in a T-intersection, or in the center of cul-de-sac, then energy is constantly flowing straight down that road into the house, then building up and stagnating there. This is not good; the ch’i must continue to flow, like air. If it gets stuck in your home, it can go bad.

3. Pay attention to what’s around the house. Examine the terrain closely. Ideally, the property should have a dark turtle in the back (a mountain or hill, another house, a row of trees, a fence, etc.), a dragon (a house, a tree) to the left, a white tiger (a smaller house or tree) to the right, and a phoenix (open ground, a circular flowerbed, a meandering river or road) in front. All those exotic names are just a fun way to state the obvious —a house by itself is not ideal, since there is nothing to slow the flow of ch’i. Most houses will have all of these things around them already, but it doesn’t hurt to think about it your first time seeing a place. Other things to think about are “poison arrows,” like telephone poles, flagpoles, or the corner of a house pointing your way. They can hinder the energy flow to the house. Even a hospital can be a source of bad energy.

4. Something that probably doesn’t automatically spring to mind is the shape of the property; but that can be very important as well. Always go for something symmetrical, like a square or a rectangle. If your real estate is pretty close to square, use hedges to fill in the spots that make it irregular. Triangle-shaped properties can create disharmony. If you just love a place and absolutely have to have a it but it’s on a triangle-shaped lot, it’s better for the wide side to be in the back; the other way indicates an inability to save money.

When you visit a property, notice the shapes of the things around. I know it sounds strange, but kind of squint your eyes and see what you see, like you used to do as a kid, when you were looking at the clouds in the sky. If anything looks like something hostile, then be careful. That could be an indication of some anti-ch’i. You want enough stuff to slow the energy down to capture it but allow it to also flow.

Most real estate purchases are bought with loans so getting a good faith estimate and pre-approval letter from your lender helps the process start off on the right foot. The good faith estimate, or GFE for short, is required by law to be provided by lenders when you are seeking a loan. It lists out the estimated closing costs, monthly payments, and interest rates for the loan program you are looking at getting. The pre-approval letter is provided by lenders once they have run your credit and get your income / debt information. By getting the GFE and pre-approval letter, you can be confident that the loan will get processed with no surprises. There are also additional benefits to getting pre-approval and GFE before you even begin the property search. For one, by discussing your debt to income ratio with your lender and obtaining the GFE, you can determine your maximum price. Finally, by getting a pre-approval letter, you have proof for a seller that a lender has confidence in being able to fund the purchase on your behalf. This helps with presenting offers and negotiating. Many sellers will not even accept an offer unless it is accompanied by a lender’s letter. Furthermore, if you do not have a letter, the seller may counter higher given that he feels he is taking on more risk that you may not be qualified for the loan amount. Also, if you happen to get into a multiple offer situation, your offer will be much stronger with a pre-approval letter.

If you are thinking of buying a new home, you must be aware of the difference between seller agent, buyer agent and dual real estate agents. Using the wrong kind of agent could affect the financial wording of the deal and have material legal implications. Read on to arm yourself with an understanding of the difference and how to use it to your advantage when buying a home.

Real estate law has evolved to require that an agent list who they are representing. This is normally done in you first meeting with the agent through a formal disclosure document that you must sign that identifies whether the agent is representing the buyer or seller. A seller’s agents represent the seller. Most real estate agents believe it or not are seller’s agents. They may be friendly to you as a potential buyer, escort you around town to show you multiple homes and help you prepare an offer on a home. However, the agent is working for the seller and looking out for the interests of the seller. And vice versa, buyer’s real estate agent actually works for the buyer and have a fiduciary responsibility to look out for the interests of the buyer. There are also dual agents, but we’ll come back to that in a moment.

More often than not, this has nothing to do with who actually pays the agent. Why is this important? If you are the buyer, you should seek a good buyer agent because of the financial, legal and ethical implications. A seller’s agent has a fiduciary responsibility to the seller not to you as the buyer. This means during the negotiations a seller’s agent will be working for the seller. Here’s a real life case in point to help clarify. Suppose an agent discovers that the seller must relocate for a new job, has become highly motivated and is now willing to accept $25,000 under the listed price. If the agent is a buyer’s agent he/she will be obligated and very likely excited to tell you this message. However, if the agent is the seller’s agent working for the seller – he/she does not have to convey this message to you and may not give away the data initially in an effort to get the higher offer from you.

Now, back to dual agents. Periodically your will find an agent that says they are operating in a dual role; meaning they are functioning as a buyer and seller agent. Be careful in this situation. As a buyer you may want to stay clear of a dual agent. Realistically, the dual agent is unable to fully negotiate the buyer’s interests without adversely affecting the seller and visa versa. There are some outstanding agents that can operate effectively in the dual role. However, as a buyer, you should understand the potential conflict. If you want the lowest price on a home, seek a outstanding buyer’s agent whose loyalties are aligned exclusively with you. You may be wondering who ultimately pays for a buyer’s agent. Normally the selling agent lists the property in the MLS (“multiple listing service”) and shares the commission with the agent who brings the buyer. Generally, the seller’s agent and the buyer’s agent split the real estate commission with fifty percent going to each agent. This means that although the buyer’s agent is working for you, the seller is funding the commissions to the buyer’s agent. At various times you may find a listing where the selling agent does not agree to share the commission with the agent who brings the buyer and in that case you would have to settle on who will pay for the buyer’s agent. Recognizing the financial, legal and ethical implications of buyer, seller and dual agents is important to you as a home purchaser. Prior to engaging in any real estate transaction as the home buyer, find yourself a good buyer’s agent with at least 10 years of experience in your market. They will have a fiduciary responisibility to act in your best interest and have the experience to help you negotiate the lowest price for the home.

postheadericon 2006: U.S. Cities With Affordable Real Estate And Homes

The price of housing is a major challenge in the United States. Some estimates note that more than 50% of the population cannot afford a median priced home. According to National Association of Home Builders (NAHB), of the total number of new and existing homes sold nationwide during the third quarter, only 40.4 percent were affordable for families earning the median U.S. income of $59,600.
But it is good news that housing affordability on the national level has not changed much in the third quarter in spite of a rise in the mortgage interest rates during the last quarter. This was because many markets saw a slight decrease in their home prices, which helped offset the rise in mortgage rates.
Indianapolis (Indiana) is the most affordable city for homes in America, based on the 2006 third quarter report of the National Association of Home Builders/Wells Fargo Housing Opportunity Index (HOI). The city achieved this status for the fifth consecutive quarter.
Of the total number of housing units sold in Indianapolis during the third quarter, 86 percent of homes were priced at or below the U.S. median household income of $65,100. Homes in this metro area had a median sales price of $122,000, which is slightly higher from $120,000 of the previous quarter.
It is interesting to note that the most affordable U.S. cities for homes, condos and other real estate are largely from the northern industrial metro areas. The other larger cities that top the list for affordable homes in the third quarter after Indianapolis are Youngstown-Warren-Boardman (Ohio-Pennsylvania); Detroit-Livonia-Dearborn (Michigan); Buffalo-Niagara Falls (New York); and Grand Rapids and Wyoming (Michigan).
The report also lists the top seven smaller cities in America that have the most affordable housing markets. These are: Bay City in Michigan, Springfield in Ohio, Mansfield in Ohio, Lansing-East Lansing in Michigan, Lima in Ohio, Battle Creek in Michigan and Canton-Massillon in Ohio.
For both major metros and small metros, many of the least affordable cities are located in California. The least affordable major metro areas are Santa Ana-Anaheim-Irvine, Modesto, Stockton, and San Diego-Carlsbad-San Marcos, in that order. postheadericon The Real Estate Agent: Whose Side Are They On?

Yes, I said it, is the real estate agent really on your side? We (my wife Julie and I) have worked with some outstanding agents, some good agents, some mediocre agents, and some agents that should NOT be agents. Like any industry or profession, there are people who are good at their job, and people who are not. Nobody is going to debate that with us, but what we will debate is whether you actually need a realtor when you’re buying a property. It may seem like they only have their commission on their mind and not your best interests. And if you do need one, how do you actually get a good one?
Like a bathroom renovation, your taxes, your wedding and so many other things, you have the option to do the work yourself or pay someone else to do it for you. Doing it yourself is always more time and work, it can be a bigger hassle than you expected because of your lack of expertise and it can end up costing you more than you think it will. But, it can also ensure you know exactly what was done, get exactly what you want, and it can be a source of much self satisfaction when it’s done.
At least half of the properties we bought were done so without the aid of a Buyers Agent. I did the research online using MLS or Realtylink or CLS, tabulated details in a spreadsheet over a period of time to help me spot opportunities and then, when I find what I think may be a good buy, I contact the listing agent for more information.
I’m not advocating you head out there and buy properties without a Buyers Agent, I’ve just found that when I venture into a geographic location where I haven’t got an existing relationship with an agent, I do better research on properties because I know exactly what I want. Without that pre-existing relationship, when I’ve told a realtor what I want they either don’t provide me with enough details on properties for evaluation or they’ll put me on their automated e-mailing list and send me every 3 bdrm, 2 bth house in X area for X dollars or they’ll limit the search too much to find the ones I want.
But, if the agent doesn’t know you and doesn’t have all of the details, it’s difficult for a Buyers Agent to find the perfect property for you. And if they don’t know you, many of them won’t go through the effort and time to go through each and every property on a detailed basis to find the right property for you (because that is a lot of work for an agent to do for a potential client that could just be “kicking tires”). But before the real estate agents on our subscriber list get angry, let me note that some of our purchases have come with your help! In those cases, they were almost always agents we’d worked with before, that knew what we were looking for and knew we were serious shoppers. For the most part, I have found most of our properties completely on my own and have done very well (cashflow and appreciation) without help from an agent in the property selection phase of the process.
But, before you fire your agent, let me say that not everyone is up for the market research detail that I do (just ask my wife – sometimes she bans me from using MLS because I get so out of control), and we still prefer to use a Buyers Agent when we buy. Having an agent represent you is not just about finding a property. Remember all the other things an agent does for you:
* Provides you comparable sale information for properties in your area of interest;
* Books and takes you to appointments for viewing properties of interest and fields all calls from Sellers Agents;
* Handles all of the negotiation on your behalf when you put in an offer to purchase;
* Handles the paper work mess that follows the acceptance of a purchase offer;
* After the purchase the agent will usually keep in touch and provide you with updated market information for your area to help you identify new opportunities in the area and keep tabs on your property value.
* And having your own Buyers Agent removes the bias or collusion that could exist if only a Dual Agency Agreement is in place.
You don’t want to grab just any agent though. No matter what, they still are on commission and only earn their commission when you buy a property. So, it’s in their best interest for you to buy that house, whether it’s really the best one for you or not.
Get a Great Realtor Working For You
It’s IMPERATIVE that you work with an agent that has helped in the purchase of many investment properties, and even better, owns several properties him/herself! (Although Julie argues with me on this point – she says “If they invest in real estate themselves how do you know they are going to bring you the good deals they find? Why wouldn’t they buy them for themselves?” – so the only thing she and I agree on here is that the agent MUST have experience working with investors).
As a residential mortgage broker I used to seek out agents that said on their website that they specialized in helping real estate investors. That was one of my specialties too so I thought we’d have a lot in common! Well – I can’t tell you how many realtors I met that said their “specialty” was Investment properties yet they a) have never owned one, and b) don’t even know what a GRM (Gross Rent Multiplier) or CAP rate is! So, if you do intend to start looking to purchase, go out and research your prospective real estate agent first and then ASK QUESTIONS:
* How much experience do you have working with investment properties?
* How many investment properties do you currently own?
* Can you provide some referrals from investment property purchasers you have worked with?
* How will you find good investment properties for me to evaluate?
* Besides sending me automatic emails that show general listings that may fit my desired property criteria, what else do you do to find that “perfect” match?
* What criteria would you use to pick an investment property for yourself?
Of course, you’ll need to have a good sense of what you actually want before you contact the realtor. Your agent will only be as good as the information you provide him or her. If you tell your agent that you want a property that makes money each month that doesn’t give them much to work with. Narrow down your area before you call them. And, as always, know your objectives! Do you intend to manage the property yourself? Do you care if it is a single family home or multi-family? How much money do you have to put in as a down payment? Are you willing to do renovations to improve the property? And, a good realtor should ask you these questions to help narrow down what you’re looking for. If a prospective realtor doesn’t ask you any questions, you might want to keep looking.
